Safety: Smoke detectors, CO detectors, fire extinguisher, furniture stability
Cleanliness: Under appliances, top of refrigerator, AC return grille, fixtures, baseboards, drains, vent dust, blacklight test for hidden stains
Internet: Speed tested at the modem, router, and WiFi separately, dead zone identification, coverage mapping
Capacity Match: Dishes, utensils (checked for rust/sharpness), glassware, seating, towels, linens per advertised guests
Pool & Spa: Observable amenities (heated, spa jets, water feature) and furniture compared against what your listing advertises; visible debris noted (if equipped)
Exterior & Curb Appeal: Landscaping upkeep, exterior lighting, address visibility, bins out of sight
Guest Flow: Check-in instructions, WiFi visibility, thermostat clarity, light switches labeled
Listing Accuracy: Is the original listing still an accurate representation, or does it need updating?
Supply Management: Cleaning supplies, toiletries, pantry staples, expired spices, expired medications removed
Bathroom Fixtures: Shower head buildup and spray pattern, drain clogs, toilet tank mineral deposits

What We Do Not Inspect

We focus on what a guest actually experiences during their stay, not a structural home inspection. The following are outside our scope and any short-term rental inspection company advertising these items must hold a Certified Home Inspector License from the Arizona State Board of Technical Registration (AZBTR) -- when comparing us to similar vendors, it's worth confirming that they are licensed by the State if they claim to inspect these systems.

Systems A.R.S. § 32-101(17) Requires a License to Provide a Professional Opinion On:

"Home inspection" means a visual analysis for the purposes of providing a professional opinion of the building, any reasonably accessible installed components and the operation of the building's systems, including the controls normally operated by the owner, for the following components of a residential building of four units or less:

  1. Heating system.
  2. Cooling system.
  3. Plumbing system.
  4. Electrical system.
  5. Structural components.
  6. Foundation.
  7. Roof covering.
  8. Exterior and interior components.

    The Arizona State Board of Technical Registration relies on the Standards of Professional Practice for Home Inspectors (A.A.C. R4-30-301) to clarify what "exterior and interior components" means.

    Exterior Components:

    • Wall cladding, flashings, and trim
    • Exterior doors and primary windows
    • Decks, balconies, porches, and stoops
    • Eaves, soffits, and fascias
    • Walkways, patios, and driveways

    Interior Components:

    • Walls, ceilings, and floors
    • Steps, stairways, balconies, and railings
    • Counters and representative installed cabinets
    • Doors and windows
    • Garage vehicle doors and garage door operators
  9. Site aspects as they affect the building.
