These Terms of Use ("Terms") govern your access to and use of the website located at shortterminspections.com (the "Site") and the property inspection and related services (the "Services") offered by Campsite Prep, LLC, doing business as STR Inspections ("STR Inspections," "we," "us," or "our"). By using the Site or engaging our Services, you agree to these Terms. If you do not agree, please do not use the Site or our Services.

1. Who We Are

STR Inspections is a service of Campsite Prep, LLC, an Arizona limited liability company. We provide independent, third-party property condition and customer experience audits for short-term rental owners and property managers in the Phoenix metropolitan area.

2. Description of Services

We offer three categories of service, each described on the Site:

• Property Inspection. A single-visit walkthrough covering condition assessment, customer experience audit, and a technology check, delivered as a written report with photo documentation.
• Remediation. Optional labor to address issues identified during an inspection, billed hourly at the rate posted on the Site, quoted and approved before work begins.
• Full-Stay Mystery Guest Audit. An overnight stay conducted by our staff to evaluate the property as an actual guest would experience it, arranged directly with you on a custom schedule.

Pricing displayed on the Site is our standard rate and is subject to change. Any quote provided to you for a specific property or scope of work supersedes the general pricing shown on the Site.

3. Booking and Scheduling

Submitting the booking or contact form on the Site is a request for service, not a confirmed appointment. We will contact you to confirm scheduling, scope, and price before any inspection or remediation work begins. For a Full-Stay Mystery Guest Audit, you are responsible for blocking the relevant dates on any short-term rental platform where your property is listed; we do not book or represent ourselves as guests through any third-party platform.

4. Nature of Our Assessments

Our inspections and reports reflect the condition of a property as observed at a specific point in time. We do not guarantee that a property will remain in the condition described in our report after the inspection concludes, and we are not responsible for damage, wear, theft, or other changes to the property occurring after our visit. Our reports are not a warranty, certification, or guarantee of any future guest rating, review, or booking outcome.

5. Photographs and Reports

As part of an inspection, we take timestamped photographs of the property and compile them into a written report. You will receive a copy of your report and associated photographs. We may retain copies of reports and photographs for our own records, quality control, and legal compliance purposes. We will not sell your photographs or reports to third parties or use them in our own marketing without your separate, explicit permission.

6. Payment

The Site does not process payments directly. Payment for Services is arranged separately between you and STR Inspections, and payment terms will be confirmed at the time of booking or upon delivery of a quote. Remediation work is billed only after you approve the scope and estimated cost, and payment is invoiced once the remediation work has been completed.

7. Your Responsibilities

You represent that you are the owner of the property or are authorized by the owner to request an inspection, and that any access arrangements (lockbox codes, keys, smart lock access, or similar) you provide us are accurate and lawful. You are responsible for ensuring our staff can safely and legally access the property at the scheduled time.

8. Limitation of Liability

To the fullest extent permitted by law, Campsite Prep, LLC and its owners, employees, and contractors will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site or our Services, including lost bookings, lost revenue, or diminished guest ratings. Our total liability for any claim arising from our Services is limited to the amount you paid us for the specific service giving rise to the claim.

9. Indemnification

You agree to indemnify and hold harmless Campsite Prep, LLC from any claims, damages, or expenses arising from your breach of these Terms, your misuse of the Site, or inaccurate information you provide us about a property or your authority to request service on it.

10. Governing Law

These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law principles. Any dispute arising from these Terms or our Services will be resolved in the state or federal courts located in Maricopa County, Arizona.

11. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Site after a change constitutes acceptance of the revised Terms.
